World's Fair Capital, Private Investment Firm

Iowa leans on the courts for mortgage foreclosure, with a statutory redemption period of one year from the sale unless a shorter period or foreclosure without redemption applies. Chapter 655A adds a separate non-judicial track for non-agricultural mortgages that begins with a thirty day notice. For construction work, the mechanic's lien statement of account may be posted within two years and ninety days after the last labor or material. Iowa's emergency agency also records the 1993 flood among its major disasters.

World's Fair Capital makes business purpose loans to real estate investors in Iowa: fix and flip, DSCR rental, bridge and ground-up construction. This page covers points that most often matter to an investor there, each checked against the statute or agency that publishes it. It is general information, not legal or tax advice, and terms for any loan are set at underwriting.
