World's Fair Capital, Private Investment Firm

Missouri statute supports mortgages and deeds of trust with a power of sale, and sale notice is published for four successive weeks with a separate certified mail notice at least twenty days before the sale. Lien claimants have six months to file an account, which matters when funds are released in draws. Southeastern Missouri also sits in the New Madrid Seismic Zone, which the state describes as the most active east of the Rocky Mountains.

World's Fair Capital makes business purpose loans to real estate investors in Missouri: fix and flip, DSCR rental, bridge and ground-up construction. This page covers points that most often matter to an investor there, each checked against the statute or agency that publishes it. It is general information, not legal or tax advice, and terms for any loan are set at underwriting.
