Deed of trust or mortgage, sale and court ratification

Maryland lets a mortgage or deed of trust authorize a sale on default or declare the borrower's assent to a decree for sale. A sale is followed by court ratification before title passes to the purchaser.

Recordation tax on secured debt

Maryland imposes a recordation tax on instruments recorded with a circuit court clerk. Rates are applied to each $500 or fraction of the principal amount of the debt secured, and each county sets its own rate.
