South Carolina's Code treats the mortgagee as owner of the money lent and requires the debt to be established by court judgment, or consented to in writing, before a power of sale passes title. Defendants facing a personal judgment can petition for an appraisal within thirty days of the sale. Deeds carry a recording fee, mechanics liens run on a ninety day clock, and the state geological survey documents the 1886 Charleston earthquake.
