Court-supervised foreclosure
Connecticut's General Statutes provide for foreclosure of liens and mortgages on real property through the courts, by a decree of sale instead of a strict foreclosure at the court's discretion, or by market sale for certain first mortgages with the mortgagor's consent.

Deficiency judgment motion
After the time limited for redemption has expired, any party to a mortgage foreclosure may move for a deficiency judgment. The court holds an evidentiary hearing, sets a valuation for the property and enters judgment for the difference, if any, between that valuation and the plaintiff's claim.

Mortgages securing construction advances
Connecticut allows a mortgage securing future advances for construction or repair to be valid for money actually advanced, up to the full loan authorized, with the priority it would have had if advanced at delivery, if the mortgage contains the statutory description of the loan.

A Connecticut mechanic's lien is not valid unless the person who performed services or furnished materials lodges a certificate with the town clerk within ninety days after they ceased to do so, and gives notice to the owner as the statute requires.
